Bedrooms

​

From the ground floor tiled entrance hall there are solid rustic wooden doors leading to three bedrooms all with exposed beams and partially exposed stone walls. The master king size bedroom, with ample built-in wardrobe space and views across the garden, has an en suite shower room with walk-in shower, w.c., heated towel rail and contemporary wash handbasin. The twin bedroom, with built-in wardrobe has space for an additional child's bed or cot, if required. The third bedroom has a double bed and like the twin, is situated on the north side of the property, thereby providing cooler sleeping conditions during warmer summer nights. Two full size cots and one travel cot are available as well as a buggy, highchairs, changing mats and many other baby/toddler items.

Bathrooms

Le Pommier has two bathrooms. The master bedroom has an en suite shower room with walk-in shower, glass wash-hand basin, heated towel rail and w.c. The family bathroom, which is also situated on the ground floor, directly opposite the double bedroom, has a w.c., heated towel rail, wash-hand basin, full-size bath and separate modern shower.

Kitchen and dining

​

Rising from the entrance hall are the stairs which lead up to the light and airy open plan hay loft which retains many interesting features including the galleried stairs and the fully exposed roof structure. The first floor of Le Pommier is one large dual-aspect living space, with exposed beams, vaulted ceiling, wooden floor and some exposed stone walls. At one end is the open plan kitchen/dining area and at the other, the main living space. There is a well equipped kitchen with modern appliances (mainly Bosch) including a double built in oven, ceramic hob, large fridge / freezer, microwave, dishwasher, washing machine, coffee machine. There is an adjacent dining area with large farmhouse table. French doors provide access from the kitchen to the large south facing wooden balcony / first floor terrace.

Living Space

​

The first floor living room has 3 comfy sofas with ample seating for 6 plus, large flatscreen HD TV (receiving all UK Freesat channels), and a dvd player. A Google Chromecast & Firestick are also available, on request, if you wish to stream movies and films from your own Netflix account. There is a large woodburner for those cosy winter evenings (a basket of logs is provided). A supply of boardgames, books and a comprehensive selection of dvds suitable for all age groups are available.

Balcony

​

There are external french doors from both the kitchen and the living area onto the large south facing balcony (5m x 3m) with views over the garden and open countryside beyond. The first floor balcony with comfy seats and a large dining table and chairs is a perfect place for al fresco dining and for watching the sun go down with a chilled glass of local wine. It is also totally secure so the ideal indoor/outdoor, safe place for toddlers and young children to play outdoors whilst being supervised from the living area.

Heating

In the event that heating is required, there is a cosy cast-iron logburner* in the first floor living area and electric heaters on the ground floor.

Patio 

A  further dedicated dining area with table, chairs and a Gas BBQ (gas provided) is situated at the front of the property, beneath the balcony. A sail-type awning provides further shade if required. 

​

Gardens & Surrounding Countryside

The large garden is mostly laid to grass, with a number of fruit trees and seating areas dotted about. This area includes volleyball / badminton net, petanque court, croquet lawn, football mini-goals a 14ft trampoline (with safety net) and a Cornilleau table tennis table (with overhead shade) available to all guests. Racquets, bats/balls, boules, croquet equipment etc. are all provided.

For the younger guests, a fenced in safe Play Park with baby and toddler swings, slide, see-saw, rope ladder and mini-climbing wall. There is a decking area for parents to relax whilst the children play and the Play Park is surrounded by a pretty picket fence for added security.

​

There is a large (13 x 6m) heated swimming pool (June to mid-September) with depths ranging from 2.5m  to 1 m and walk-in steps for those who like to ease themselves in gently. An adjoining poolside terrace with sunloungers and two retractable sun parasols offers shade from the midday sun.

 

The summer terrace provides another welcome shaded area overlooking the pool, a perfect spot for supervising the children enjoying themselves in the water, to dine al fresco on warm evenings, or to simply relax with a good book in the hammock . The summer terrace is equipped with a sofa, table football, dart board, fridge, large family dining table and chairs.

A small well equipped gym (exercise bike, running machine, cross trainer, bench press, matted area with exercise ball and small selection of dumbells is available to all guests at no extra charge. Sauna room featuring a swedish timber style four person sauna (additional charge), changing area with a beautiful tiled stone floor, exposed stone walls and a cold water shower to cool you down after your session.

The property is surrounded by beautiful Charente countryside and by farmland.

Parking and garages

​

Ample parking is available adjacent to the gite and additional under cover parking is available on request.
